How do you choose a Realtor to either sell your home or help you purchase a new house? I ask myself this question coming from the perspective of a consumer in the market place. How would I, Mr. or Mrs. America, find a Realtor to help me with my real estate needs? The first thought that comes to mind is that if I had a friend a friend who recently went through the process I would call them and ask who they used and whether or not they would recommend that person. Then maybe I would look to see who has been advertising in my neighborhood or look to see who has homes listed for sale in my neighborhood.
The problem with this approach is that the Realtor who is the busiest may not deliver the best service. How can one person serve so many in such a complicated and personal transaction? My experience has been that Realtors who are the busiest spend the least amount of time speaking directly to their clients. You usually see them at the time they take the listing and at closing. The other times they will have an assistant working with you. I personally feel that when I hire someone to work for me I want to see and speak to that person and not their assistant.
Here is my advice. Buyers should use the Realtor that they connect with the most. Often times you will find this person working weekends in an open house you may visit. Feel free to ask lots of questions and go with the person who appears to be the most knowledgeable or who you feel most comfortable with. For sellers, I would go with a large national or regional brand company. These brokers tend to have more support services and legal teams that assist and help their Realtors. Also, make sure that you hire a "Realtor" and not just a real estate agent. Realtors are held to higher standard of ethical codes than real estate agents. Additionally, do not nickel and dime your Realtor. You get what you pay for. This could be the largest sale of your life and you want a motivated professional working for you.
